  • Asbestos and Lead-Based Paint

Universal Engineering Sciences, Inc. (Universal) provides surveys of suspected asbestos containing materials and suspected lead-based paint for a variety of client needs. Lead-based paint content is determined on site by use of an X-Ray Fluorescence device which provides instantaneous readings of painted surfaces. Asbestos surveys require bulk sampling and microscopic analysis of the suspected materials. This determines if the material is classified as asbestos-containing material (ACM). The information is used by the owner to prevent exposure of occupants and service personnel during renovation and demolition activities. It is also utilized for management of materials “in place” which may cause exposure if disturbed unexpectedly or as the material’s life-cycle is approached. Universal provides services for abatement of asbestos and lead-based paint. Abatement contractors performing removal services utilize Universal during removal to monitor containment of airborne particulates/fibers which are harmful if inhaled. At the completion of a project, Universal provides clearance sampling to the affected area prior to occupation. Kindergarten through 12th grade schools have specific regulations for asbestos under the EPA’s Asbestos Hazard Emergency Response Act. These regulations require periodic re-inspections and management of asbestos in schools. Our environmental scientists and professionals are well-versed in these requirements and have provided these services to numerous school districts to ensure their compliance with health and safety regulations, and the protection of students, teachers, and visitors from harmful exposure.

  • Indoor Air Quality

In recent years, indoor air quality issues have come to the forefront of building owners and building managers concerns. Mold, allergens, and other contaminates cause lost productivity of employees and potential liability under workman’s compensation regulations. Investigation and diagnostic testing of the indoor environment for potential exposures are conducted by our professional indoor air quality specialists. Universal recommends solutions for problems which are discovered, as well as, for improvements to the comfort of building occupants. Universal has experience in providing remediation design and air monitoring for mold remediation contractors in a wide variety of situations, including post-hurricane moisture intrusion events. We provide these professional services for many “built environments” including industrial, commercial, education, and critical environments like hospitals and other health care facilities.

Indoor Air Quality Testing

  • Property Condition Assessment & Condominium Conversion Assessment

Prospective purchasers of buildings often require Property Condition Assessments to determine the future costs required to maintain and operate the building. When apartments are being converted to condominiums or when developers are turning condominiums over to the homeowners association, a Condominium Conversion Assessment is required to determine the life-cycle of key building components. This report is utilized to anticipate future costs which will be paid by the association. These assessments are non-intrusive, non-destructive evaluations of the major building systems including roof, frame, pools, walls, heating and air conditioning systems. Also assessed are plumbing, electrical systems, pavement, landscaping, and “Americans with Disabilities Act” provisions.
